DHA Margalla Enclave Islamabad, told straight
The official 3rd-ballot prices, taken from DHA’s own application form. The nineteen contract terms in plain English. The ballot status as it actually stands today — not as a dealer would like it to. And the numbers a brochure leaves out.
3rd balloting held — 15 September 2026 (DHA streamed the draw live on its YouTube channel). Check your result on DHA’s Launch III result search with your CNIC/NICOP/POC and application number. DHA has moved Margalla Enclave dates before, so an absence of news is not the same as a cancellation. What we checked, and where.
The money
What a plot actually costs
DHA’s 3rd-ballot residential schedule. The lump-sum column is the number most people quote; the 3-year column is the number most people pay.
| Plot | Lump sum | 3-year total | 20% down |
|---|---|---|---|
| 125 sq yd · 5 Marla | PKR 21,434,375 | PKR 25,000,000 | PKR 5,000,000 |
| 250 sq yd · 10 Marla | PKR 42,011,375 | PKR 49,000,000 | PKR 9,800,000 |
| 500 sq yd · 1 Kanal | PKR 72,876,875 | PKR 85,000,000 | PKR 17,000,000 |
Transcribed from DHA’s official application form (PDF dated 14 August 2026, re-downloaded and re-checked 9 September 2026). Prices exclude DHA charges and government taxes. View the source PDF.
The headline price is a floor, not a price. The form’s own footnote excludes DHA charges and government taxes. Clause 13 adds a premium for preferred categories — typically 10% for a corner, boulevard or park-facing plot and up to 15% combined. The management decides the category, not you. On a 1 Kanal that single clause is worth over PKR 7 million.
Why this site
Most Margalla Enclave pages are brochures with a phone number
This one is built the other way round: sources first, and the awkward clauses in the same type size as the good news.
We read the actual form, not the brochure
The 3rd-ballot prices on this site were transcribed from DHA’s own application form — the PDF dated 14 August 2026, which we re-downloaded on 9 September 2026 to confirm it is still the live document. Several sites ranking above us still publish second-ballot prices and a 15% down payment. It is 20% now.
We publish the inconvenient parts
The refund clause takes 20% of everything you have deposited. Corner and park-facing plots carry a premium of up to 15%. The 2-year plan’s down-payment window is printed as 27 days, not 30. None of that is secret — it is in the form nobody reads to the end.
Sources, not assurances
Every number here names the document it came from and the date we read it. Where we could not verify something — non-filer tax rates, Islamabad stamp duty, DHA’s transfer fee schedule — we say so instead of filling the gap with a confident guess.
A person, in an office you can walk into
Muhammad Hasnain works from Sector C, Bahria Enclave, Islamabad — on the same Zone IV corridor as the Margalla Enclave site, about fifteen minutes away by our own estimate. Not a call centre, not a lead form that sells your number on.
The scheme
Four zones and a lake district, 6,990 residential plots
The EIA divides the scheme into four zones, ME-1 to ME-4, and DHA presents the Lake District as its signature destination. Dealers place the 5 and 10 Marla plots in ME-1 and ME-4 and the Kanal plots in ME-2, ME-3 and the Lake District; DHA’s current portal does not map sizes to blocks. Dealer pages say DHA’s first possession ceremony, in May 2026, covered selected ME-2 streets; DHA has not published which. The 500-kanal lake the EIA describes there is still a plan.
ME-1
Dealers market it as a small-plot block. If you are buying a 5 Marla to build on rather than to flip, ask DHA which block your plot is in; dealers name ME-1 and ME-4.
ME-2
Dealer pages say DHA’s first possession ceremony, in May 2026, covered selected streets here. DHA has not published which streets, or named a block.
ME-3
Kanal block. DHA has announced no possession date for it as of 4 November 2026. Resale asks on 8 October ran a little below ME-2’s. DHA prices by size, not by block.
ME-4
Dealers market it as the second small-plot block, with the same sizes as ME-1. We have found no DHA map of block boundaries.
Lake District
DHA’s portal calls it the signature destination, “set to offer” a waterfront. The 500-kanal lake the EIA describes is planned, not built; Kanal resale asks on 8 October ran below ME-2’s.

Before you pay anyone
The six things worth reading first
3rd ballot drawn: 15 September 2026
Applications closed 4 September 2026 and the draw followed on 15 September. How to check your result (page re-checked 5 November 2026), and buying or selling a balloted plot.
What the form actually says
All nineteen terms and conditions in plain English, with the clause numbers so you can check us against the PDF.
The official price list
Every size, every plan, to the rupee — plus the charges the headline price excludes.
A file is not a plot
Lump-sum buyers get an Allotment Letter. Everyone else is trading Intimation rights. The difference is in clause 8.
Tax at 2.75% and 1.25%
The Finance Act 2026 flattened 236C and 236K. Many dealer pages still quote the old tiered rates.
Checks to run before you pay
Including the one nobody mentions: whose name the pay order must be made out to, and the NTN to match it against.
Questions people ask
What is DHA Margalla Enclave?
DHA Margalla Enclave is a joint venture between DHA Islamabad-Rawalpindi and the Capital Development Authority, in CDA Zone IV on the Jinnah Avenue corridor, formerly Kuri Road. The scheme contains 7,507 plots in total, of which 6,990 are residential, according to the Pak-EPA Environmental Impact Assessment.
What is the price of a 5 Marla plot in Margalla Enclave?
On DHA's official 3rd-ballot schedule a 125 square yard (5 Marla) plot is PKR 21,434,375 as a lump sum, rising to PKR 25,000,000 on the 3-year quarterly plan with 20% down. Prices exclude DHA charges and government taxes, and preferred categories such as corner or park-facing carry a premium of up to 15%.
Has the Margalla Enclave 3rd ballot result been announced?
The 3rd balloting was held on 15 September 2026, after applications closed on 4 September. Check your result on DHA's Launch III result search (dhai-r.com.pk/margalla-enclave-ballot) with your CNIC, NICOP or POC and application number, or call 051-111-555-400, extension 1307. To buy or sell a balloted plot, contact Hasnain on 0300 0126302.
Is Margalla Enclave approved or illegal?
The CDA is the co-developer of the scheme rather than an outside regulator approving it. We searched CDA's own live register of illegal and unapproved housing schemes on 9 September 2026 and Margalla Enclave does not appear on it; we re-checked on 4 November 2026. Other “Margalla”-named schemes on the register, such as Margalla Gardens on Lehtrar Road, are unrelated.
Ask before you commit, not after
Send the plot number, the block or a photo of the file and you will get a straight answer — including “don’t buy that one” where that is the answer.
