Most “latest news” pages about this scheme are a dealer’s guess dressed as a headline. This one is a log: date, event, source. The three things people ask about every week are the ballot, the rates and the road — they are the first three entries.
The application window advertised as closing on 4 September 2026 has passed. DHA’s own portal shows no draw date and no result page; the ballot-result checker URL used for the first two rounds returns an error. DHA has extended Margalla Enclave deadlines before, so silence is not cancellation.

The CDA-built underpass that serves the Park Road side of the scheme did not open on its stated 30 July 2026 target. No revised date has been confirmed by a news outlet. This affects Park Road access, not the Jinnah Avenue frontage.

We opened the live CDA register. The only similarly named entry is “Margalla Gardens, Lehtrar Road”, a different scheme.

Form dated 14 August 2026. Down payment 20% (up from 15% in earlier rounds). Refund carries a 20% deduction. Corner, boulevard and park-facing plots carry a 10% premium, 15% maximum. The 2-year plan’s down-payment window is printed as 27 days, not 30.

Section 236C (seller) falls from a 4.5–5.5% tiered rate to a flat 2.75%; 236K (buyer) from 1.5–2.5% to a flat 1.5%, for filers. Section 7E is omitted. Several dealer sites still publish the old tiers.

The only part of the scheme where possession has actually been delivered. DHA billed it as possession “in only 11 months”; the same portal’s FAQ still answers “Under-development” to whether the project is developed.

Second computerised balloting was held 20 November 2025 at Jinnah Convention Centre, covering ME-1 to ME-4 and the Lake District. A payment deadline was later extended to 9 January 2026 “on the request of our worthy members”.

As of 12 September 2026: the 3rd-ballot application window has closed and no draw date is published on DHA’s portal; the CDA underpass on Park Road missed its 30 July 2026 opening target; advance tax rates for 2026-27 are a flat 2.75% (seller) and 1.5% (buyer).
