We do not publish a listing table, because a table of plots is out of date the week after it is written and a stale listing is a small lie. What we publish is how the market is structured, what each size costs on DHA’s list, and what a seller must be able to show. Then you message with a size and a block, and you get what is actually available that day.
What is on the market
- 1st-ballot files (February 2025 round): the oldest, most paid-in, highest premium.
- 2nd-ballot files (November 2025 round): across ME-1 to ME-4 and the Lake District.
- Allotted plots on delivered ME-2 streets: the only inventory where possession exists.
- Commercial: auctioned in November 2025, offered at fixed prices on the 3rd-ballot form.

How a resale price is built
DHA’s price for the round, plus the amount already paid in, plus a premium. The premium is the only negotiable part and it is where every mistake happens. Three rules from the form decide what the premium is actually buying:
- Clause 8: a lump-sum payer holds an allotment letter; an instalment payer holds intimation rights. The second is a file. Pay accordingly.
- Clause 13: corner, boulevard and park-facing carry 10–15% on DHA’s own price. A seller’s “corner premium” should not double-count it.
- Clause 7: the plan transfers with the plot and cannot be changed. Get the remaining schedule from DHA, then decide whether you can carry it.
Dealer-claimed premium ranges are on the size pages, labelled as what they are. Transfer charges and the DC valuation are dealer-sourced too; DHA’s own transfer fee schedule is one of the things we could not verify.
Before a token
Run the nine checks in order. The first three — seller’s name on the letter, DHA’s confirmation of the application number, receipts that add up — eliminate most of the fraud patterns on their own. Pay DHA only by pay order to “Margalla Enclave”, NTN F907422-6; pay a seller only after the transfer is booked at DHA.
Selling a plot?
Bring the letter, the receipts and your CNIC. We tell you what a realistic price is against the current DHA list and the block’s status, what the seller’s 236C tax will be (2.75% for filers), and we do not list it above what it will sell for.

Are there Margalla Enclave plots for sale right now?
Yes, in the resale market: 1st- and 2nd-ballot files across ME-1 to ME-4 and the Lake District, and allotted plots on the ME-2 streets where possession was handed over. Availability changes weekly, so we do not print a list that would be stale by the time you read it — message with a size and block.
How is a Margalla Enclave file priced?
As the DHA price for that round plus a premium the market sets. Dealer-claimed premium ranges are on each size page, labelled as dealer-claimed. What you should actually pay depends on how much has been paid in, the plan, the block and the category — and on whether it is a file or an allotted plot (clause 8).
What documents should a seller show?
The allotment or intimation letter in the seller’s name, all DHA payment receipts, the seller’s CNIC matching the letter, and DHA’s own verification of the application number. Our nine checks list them in the order to run them.
Can I buy a Margalla Enclave plot on instalments from a seller?
You take over the DHA plan the seller chose — it cannot be changed (clause 7). Ask for the exact remaining schedule from DHA, not from the seller.
