The processing fee on the form is PKR 15,000, non-refundable. Instalment figures are the balance divided evenly by the number of quarters; DHA’s schedule may round differently by a few rupees. The calculator adds the category premium and tax on top for any combination.

Where the 10 Marla plots are

10 Marla plots are in ME-1 and ME-4. DHA has not published how many 10 Marla plots each block holds, so we do not either. The scheme-wide count is 2,634, from the environmental assessment — the only document that prints a denominator.

The price you actually pay is higher than the table

Category premium (clause 13). A corner, boulevard or park-facing plot carries 10% on top; a plot with more than one such attribute carries a maximum of 15%. On the lump-sum price that is PKR 4,201,138 or PKR 6,301,706. The form does not tell you your category before the draw.

Buyer’s advance tax (236K). Flat 1.5% for filers in 2026-27 — about PKR 630,171 if applied to the lump-sum price. The seller’s 236C is 2.75%, about PKR 1,155,313. Both are collected at transfer and adjusted against your income tax; both depend on your Active Taxpayer status on the day.

Advance-tax rates under sections 236C and 236K move with each Finance Act and can be changed by SRO between budgets. The figures below are what we read on the dates shown. Confirm the rate that applies on the day your transfer is actually executed — not the day you agree the price. Your filer status on the Active Taxpayers List at that moment is what the rate is charged against.

Resale: what a 10 Marla file trades for

These are the figures buyers ask for, and they are dealer-claimed, not DHA’s. They come from a third-party marketing site (Souq al’Ard (Pvt) Ltd, margallaenclavedha.com), read 9 September 2026 — not a DHA document. Treat them as the range a seller will open with, not as a valuation.

A “file” and an allotted plot are different things under clause 8 of the form — only a lump-sum payer receives an allotment letter, everyone else holds intimation rights until paid up. Read that before you pay a premium.

How the 10 Marla price has moved

At launch in January 2025 the lump-sum price was PKR 30,000,000. On the 3rd-ballot form it is PKR 42,011,375 — a rise of roughly 40% in nineteen months, on DHA’s own price list, before any dealer premium. Launch to 3rd ballot, every round.

Who a 10 Marla plot suits

The middle size, and the most numerous residential plot in the scheme at 2,634. It shares its two blocks with the 5 Marla plots, so the street mix is small-plot. Buyers choosing between 10 Marla here and 1 Kanal in ME-3 are usually choosing between a house they can start sooner and a larger plot they will hold.

Which blocks have 10 Marla plots?

ME-1 and ME-4. That comes from DHA’s own block descriptions; DHA has not published a per-block plot count.

How much is the down payment on a 10 Marla plot?
