Commercial in Margalla Enclave is priced by the square yard and by how high you may build. The form prints both. What it does not print is that the masterplan already has commercial floor space at the ceiling the CDA allows.

How much commercial there is, and why it matters
The environmental assessment counts 388 commercial plots across ten footprint sizes, plus four special parcels: petrol pumps, a hotel plot and a mega mall. Set against 6,990 residential plots that is a commercial ratio of about one plot in eighteen.
In land-use terms, commercial plots and their parking take 604.11 acres, 6.04% of the scheme; plots alone are 4.91% against a CDA maximum of 5%. That is the ceiling. There is no room in the approved plan for more commercial land later, which is a point in favour of the plots that exist — and a reason to be sceptical of any “new commercial block” story. Where the commercial plots are
Every block carries commercial: ME-1 and ME-4 alongside 5 and 10 Marla, ME-2 and ME-3 alongside 1 Kanal, and the Lake District with its planned recreation frontage. DHA’s named destinations — the Bazar-e-Bazurg heritage-styled bazaar and the Jacaranda Family Club — are described on the portal as planned, not built. Block by block.
What to verify on a commercial plot specifically
- The floors-allowed line on the allotment, not on the dealer’s message. LG+G+1 and LG+G+5 are different buildings and different rents.
- Whether the plot was auctioned or balloted, and at what hammer price if auctioned — the resale premium is measured from that, not from the form.
- Frontage and position relative to the 300-ft Jinnah Avenue. In a scheme where commercial land is capped, position is most of the value.
- The same nine checks as any residential plot, in the same order.

The 3rd-ballot form lists 100, 133.25, 200 and 500 sq yd commercial plots. The 100 and 133.25 sq yd plots allow lower-ground plus ground plus one, or ground plus two; the 200 and 500 sq yd plots allow lower-ground plus ground plus five, or ground plus six.
