The clause, as printed

Refunds are made after deducting 20% of the total amount you deposited as administrative and processing charges. DHA charges and government taxes already paid are not refunded at all. No interest, no compensation for the time your money was held. Payment arrives within 120 business days.

Before you ask for a refund

  • Try the market first. A resale of the file returns the deposit plus any premium, minus the transfer cost, and it does not take 120 business days.
  • Read clause 9. If the problem is one missed instalment, a default has not yet occurred; two consecutive misses is the trigger.
  • Get the deduction in writing before you sign anything, with the deposited total DHA is applying it to.

How much do I get back if I withdraw from Margalla Enclave?

Clause 10 of DHA’s application form: 20% of the total amount deposited is deducted and the balance is refunded within 120 business days. Taxes and DHA charges are not refunded at all, and the processing fee was non-refundable from the start under clause 3.

Is the 20% deducted from the plot price or from what I paid?

From what you have deposited — the clause says “total amount deposited”. So the deduction grows with every instalment you pay: on a 5 Marla 3-year plan it is PKR 1,000,000 after the down payment alone and PKR 5,000,000 after all twelve instalments.

Is selling the file better than asking for a refund?

Usually, if a buyer exists: a resale returns your deposit plus whatever premium the market gives, minus the transfer cost, and it does not take 120 business days. A refund is the floor, and the tool shows the floor. File vs plot explains what you are actually selling.

Does missing an instalment trigger the same deduction?

Clause 9 treats two consecutive missed instalments as a default, and clause 10 is the refund mechanism that then applies — the same 20% of everything deposited. That is why the quarterly figure, not the total, is the number to choose a plan by.
